How to determine the bearing walls in the Khrushchev and panel houses
When planning large-scale repairs with elements of redevelopment, pay attention to the material of your walls, as well as the overall layout of the premises - after all, not all of them, especially in panel houses, can be removed. In order for the results of the repair work to be a joy, let's talk about how to determine the bearing walls in the Khrushchev.
Recognize the bearing walls
Regardless of the house in which your dwelling is located - a panel hruschevka or a brick nine-storey building - it will necessarily have load-bearing walls, and just interior partitions. The second really clean without any consequences, in violation of the integrity of the first will cause serious trouble, threatening not only your apartment, but even the entire house. But sometimes a conceived project requires that a through hole be made in one particular place, and maybe the wall does not interfere?
In any case, do not resort to dismantling, not familiar with the layout of the premises. If you do not have one, contact the technical inventory office or try to determine the load-bearing walls yourself.
In panel houses
Not finding technical documentation for the apartment, the bearing walls in the panel house are easy to determine by their thickness: the fact is that the main walls supporting the floor panels are always slightly thicker. So, the minimum thickness of the bearing wall in a standard panel house is 12 cm, without taking into account the layer of plaster, finishing materials, and the additional partitions are 2 cm thinner.
Usually, the internal walls do not affect the stability of the entire house, but serve only as a separation of the unified space of the apartment into rooms. To start work on the change and demolition is allowed only after all the walls are carefully measured, highlighted key designs.
And more: nine-storey panel houses in most cases consist of the main walls - this structure is very similar to the classic house of cards. When planning to renovate an apartment in such a house, it is better to get acquainted with the detailed plan before starting work.
In the Khrushchevs
You can understand which walls in Khrushchev are bearing, in several ways:
- the first, the most correct - to study technical documentation;
- the second method suggests paying attention to the purpose of the wall - if you have a Khrushchev, then the load-bearing walls usually divide the floor into separate apartments, while the secondary ones already divide each of them into rooms;
- the same applies to the areas separating the room from the staircase or the common corridors - they are always the main ones;
- but the wall between the room and the balcony, in contrast to the brick houses, on the contrary, does not carry an important load, but retains heat;
- in a separated bathroom, you can safely demolish the partition - it does not affect the integrity or stability of the building.
There is another way, determining which walls of the bearing are drilling: the thickness of the main partitions is such that one drill is insufficient for a through hole.
Which ones can be demolished
Remove the interfering wall in the Khrushchev is somewhat easier than in the house of the panels. The only partitions that can be safely dismantled in the socket are the wall separating the bathroom and the partition between the room and the kitchen. In Khrushchev's houses, remove (in whole or in parts) those of them that do not have an important function.
Remove the main walls that hold concrete floors in any case impossible. Their dismantling, necessarily weaken the ceiling, the load on the foundation will drop substantially. The only acceptable option is partial dismantling with mandatory reinforcement of the opening. And the last thing: all the work connected with the change in the layout of the premises requires special permits in the appropriate authorities. Have received a document - get to work!
Do not neglect the mandatory stages of work - by measuring the thickness of the partitions, by studying the layout of the apartment. And the best thing is not to be too lazy, and to visit BTI, and to understand for certain, with what object you are dealing. Only in this case, the room after repair will not only improve, getting an updated look, but it will remain safe for the tenants.
Successful projects and safe repairs!
